Terms and house rules

1. Reservation

A booking is binding for you as tenant and for Casavabene as landlord. The tenant and the landlord can only cancel the booking without costs within 24 hours of booking, after that a compensation will apply as we have described further on in these conditions.

2. Payment

The total rental price includes cleaning fee and tourist tax. The deposit is 30% of the total amount and must be received by us within one week of booking. Payment of the remaining amount plus the deposit must be received by us no later than six weeks before arrival, the exact payment date is mentioned in the invoice we sent you after booking. If you arrive at Casavabene within 6 weeks of booking, you will receive a note for the total amount at once. We will always send a confirmation of receipt of payment and in case of late payment we will send a reminder. In case of late payment, we cancel the reservation and charge a cancellation fee.

3. Guarantee

The deposit is EUR 100 and we will refund it within a week after departure. In case of defects, we reserve the right to deduct these from the deposit. If the damage exceeds the deposit, we may recover it from you. We ask that you report any damage to us immediately so that we can repair it. If upon inspection after departure we find damage that has not been reported, we may temporarily hold the deposit for further estimation of the cost of replacement or repair. Should you find any damage upon arrival, we ask that you report it immediately so we can repair it as soon as possible and not hold you liable for it.

4. Arrival and departure

Arrival and departure is possible every day with arrival is after 3 pm and departure before 10 am. In consultation, this can be deviated from, however in high season the possibility for this is limited due to cleaning. In any case, it is possible to leave luggage in case of early arrival or late departure. If you inform us of your expected time of arrival, we will receive you personally and show you around at Casavabene. If personal reception is not possible, for example in case of late arrival, we will agree something else about the handover of the key. The minimum stay is 4 days for apartment Cinghiale and cottage Capriolo and 3 days for studio Tasso.

5. Maximum number of persons, receiving visitors

Casavabene apartments are suitable for 2 persons. Without our permission it is not allowed to stay in the accommodation with more than 2 people. In case of violation, we have the right to immediately terminate the rental agreement and recover any damages from you. Visitors who do not stay overnight are in principle welcome, but to maintain the peace on the premises we would like to have a consultation in advance.

6. Linen and final cleaning

You will find beds made and bath and kitchen linen on arrival. We change bath and kitchen linen once during the week and for stays longer than a week we change bed linen once a week. It is not allowed to take linen outside from the apartment. On request we are happy to provide towels to use by the pool or to take to the beach.
The final cleaning is mandatory, the cost of which is included in the total rental price. You will leave the apartment in the state it was in on arrival; tidy, broom clean, fridge empty and garbage deposited in the appropriate bins on the property.

7. Sound

Most guests come to Casavabene to enjoy peace and quiet and space. We ask you to take this into account. Playing background music and having fun is of course fine, but only if the other guests don't have to join in. Between 11 p.m. and 7 a.m. it is quiet on the grounds anyway.

(Domestic) animals 8.

No pets are allowed in the apartments. You are requested not to let in or feed the pets of Casavabene or from the neighborhood, this of course also applies to wild animals.

9. Smoking, BBQ and open fire

Smoking is not allowed in the apartments. You may smoke outside if the other guests are not disturbed, butts are neatly cleaned up and smoking does not cause a fire hazard. In connection with fire hazard you must be very careful with the BBQ, open fire is only allowed on the fire pit. The possibility exists that BBQ and open fire are temporarily prohibited due to severe drought.

10. Use of electricity, gas and (drinking) water

Due to the location of Casavabene , electricity, gas and water are not unlimitedly available. Because of this and in view of the climate, we ask you to use them wisely. Use electricity only for small appliances that do not require much capacity. The water from the tap is drinkable, but not everyone likes it. You will therefore find two bottles of filtered water in the apartment on your arrival, on request we will refill them for you at the water point in Murazzano.

11. Cancellations

By the tenant:
You must inform Casavabene of a cancellation in writing by e-mail. In case of cancellation 6 weeks or more before the arrival date, we charge 30% of the total amount excluding tourist tax, for less than 6 weeks 75% , for less than 3 weeks 100%. It is therefore wise to take out cancellation insurance when booking.

By Casavabene:
If Casavabene is unable to fulfill the rental agreement, Casavabene will initially seek a minimum equivalent replacement accommodation for you, with any additional cost to be borne by Casavabene . Should this fail, Casavabene will pay you a compensation of 50% of the total rent up to 6 months before the arrival date, 60% up to 5 months, 70% up to 4 months, 80% up to 3 months, 90% up to 2 months, 100% up to 1 month and 120% within 1 month before the arrival date. Compensation is not applicable in case of force majeure. Force majeure means circumstances beyond the control of Casavabene, for example weather conditions or regulations.

12. Liability

For the tenant:
During your stay, you are liable for all damages of any kind caused by you to the apartment and its resources.

For Casavabene:
We cannot be held liable for injuries and or damages caused during the stay on our property. This also applies to any (noise) nuisance caused by third parties or when facilities on the property have to be put out of use.

13. Complaints

We ask that you report any complaints or problems to us immediately so that we can resolve them. Please note that complaints reported only after departure are rarely resolved satisfactorily.
